Ready homes accounted for 50.7% of Dubai’s registered home-sales value during 5–11 October 2026, despite representing just 36.2% of transactions. Off-plan homes still recorded more sales. That distinction matters for anyone using the latest headline to price a property or decide what to buy.

The figures come from Projectory’s analysis of Dubai Land Department registrations, published on 12 October. Its report counts 2,212 home sales worth AED4.91 billion. These are the research provider’s calculations, rather than a separate DLD market announcement. Read Projectory’s weekly report.

Why value and volume tell different stories

Sales value measures the money involved. Transaction count measures how many sales were registered. A smaller group of expensive homes can outweigh a larger group of lower-priced properties without showing that the wider buyer population has changed direction.

Imagine comparing a handful of large villas with dozens of compact apartments. The villas might contribute more money even though the apartments attract more transactions. That is an illustration of how property mix affects totals; it does not establish which mix caused this week’s result.

The useful follow-up is therefore more specific: which homes sold, at what size and price, and how do they compare with the property you are considering?

What sellers should take from the news

For a seller, a strong ready-home headline provides context for a pricing discussion. Setting an asking price still requires evidence close to the home itself.

Ask for recent completed sales in the same building or development, then check the differences. Our community price comparison explains why local evidence matters. Floor level, condition, outdoor space and occupancy can make two apparently similar properties difficult to compare. An advertised price also tells you less than a completed transaction.

Projectory’s methodology uses registered transaction values and excludes certain categories from its home-sales totals, including separately classified land and whole residential assets. Those boundaries explain why another market report may show a different overall number. Research methodology.

A seller should also consider the alternatives available to a buyer today. If several similar homes remain available, the weekly citywide result gives little guidance on how quickly one particular listing will sell. Before changing the price, review enquiries, viewing feedback and the closest competing properties together.

What buyers should compare this week

A completed property lets you inspect the actual layout, building condition and surroundings. Use our Dubai community guides to compare the wider area. Your comparison should include the cost of making it suitable for your needs, alongside any occupancy arrangements that affect when you can use it.

For an off-plan purchase, put the payment schedule beside your available cash and expected borrowing. Check what must be paid before handover and what remains due afterwards. Seven Stones’ off-plan mortgage guide explains the financing questions to raise before relying on a future loan. Also check the project’s escrow account before making payments.

In either case, compare the complete acquisition budget. Our Dubai property buying-cost guide provides a starting point for looking beyond the advertised price.

For a landlord, prepare a rental calculation using a supportable rent and realistic ownership costs. Check how long the property could remain empty without putting your finances under pressure. A weekly sales ranking cannot answer that question.

What would make the next reports more useful?

Several weeks of comparable data would help establish whether the result persists. Changes in transaction mix, registration timing and the concentration of expensive sales are possible explanations to investigate; the headline alone does not measure their contribution.

For your own decision, keep a short record of comparable sales and available alternatives. That will make the next market update easier to interpret against something you can actually buy or sell.

Frequently asked questions

01Does this mean most Dubai buyers prefer ready homes?

No. Transaction count and buyer preference are different measures. Establishing preference would require additional evidence about buyers and their choices.

02Does a higher sales total mean my property has increased in value?

No. A total can change because different homes sold. Your property needs a comparison with sufficiently similar completed transactions.

03Should this report change my purchase timing?

Use it to sharpen your questions. Your timetable, funding and the suitability of the individual home should carry more weight than one weekly result.

To discuss a specific purchase or sale, speak with a Seven Stones consultant and bring the properties you want to compare.
