The address covers different residential clusters and buildings. Start with the space you need, then compare the walk to facilities, traffic around the entrance and the outlook from the actual home.
Test the home against your routine.
Which side of the building?
For an apartment, compare floor level, orientation, balcony depth and the view from the main rooms. A golf-themed project name does not establish a golf view from every unit. Ask for the unit plan and nearby development plan together.
A garden you will use.
For a villa, check the usable garden, afternoon shade, parking and privacy from neighbouring homes. Include the cost of maintaining the outdoor space when comparing the monthly budget.
School and everyday stops.
Try the trip to school, work and the supermarket at the times you normally travel. Living in the same community as a school does not guarantee admission; confirm availability directly before making a housing decision around it.
Keep the community names separate.
DAMAC Hills and Dubai Hills Estate are different communities. When comparing listings, check the building or cluster, developer and map location so that similarly named areas do not get mixed together.
Use the exact entrance for your chosen address when testing a commute. A travel time quoted for the community boundary leaves out the journey to your building or villa.
Put running costs beside the price.
Ask for the current offer, floor plan, service charges and occupancy status of each home. For a resale, check what is included and when vacant possession is available. For a new project, request the current written handover and payment schedule.

Is DAMAC Hills the same as DAMAC Hills 2?
No. They are separate communities. Confirm the full address and location before comparing prices, school journeys or available facilities.
Does every property overlook the golf course?
No. Views depend on the building, floor or plot position. Ask for the exact unit location and check what is beside and in front of it.
Are all homes ready to move into?
Check the specific property. An established community can include both occupied homes and projects still under development. The community name does not confirm a unit’s completion or vacancy.
Are leisure facilities included with ownership?
Ask which facilities your building or cluster can use and whether a membership or separate charge applies. Compare those terms with the service-charge statement.
