An off-plan escrow account is a bank account associated with a registered property project. The same checks matter when comparing off-plan options in Dubai Hills Estate and Dubai Creek Harbour. It receives money connected with that development, including buyers’ payments. For a buyer, the practical question is whether the account you have been asked to pay matches the correct project.

What is the account for?

Dubai Land Department’s guidance explains that project funds sit in escrow and are released under the applicable arrangements as construction progresses. This adds controls around how money is used. It does not promise a particular return or remove every risk of delay.

How can you check the project?

Use DLD’s real estate project-status service or Dubai REST to check the registered project. DLD’s project-status instructions explain the information available, including developer and escrow details.

Use the registered project name or number rather than relying only on a marketing name. Keep a copy of the official result alongside the developer’s payment request. If the details do not match, ask for the difference to be resolved before paying.

What should you verify on a payment request?

  • The project and unit match your signed agreement.
  • The amount and due date match the agreed instalment.
  • The beneficiary and bank details match the verified instructions.
  • The developer will issue a receipt linked to your purchase.

If account details change, confirm them using a contact you already know. Do not rely only on a new email, a forwarded message or a bank letter attached to that message. A plausible-looking document does not independently verify its sender.

Does escrow protect every payment?

Ask the developer to explain which charges go to the project account and how separate fees are collected. Do not assume registration, agency or other charges all share one destination. Keep the invoices and receipts distinct so you can see what each transfer paid for.

If the project is delayed or a dispute arises, check the official project status and your contract. If you plan to borrow, confirm how mortgage funding fits the payment deadlines. Do not assume escrow creates an automatic refund on demand; the facts and applicable process matter.

Escrow is one part of the purchase record. Your SPA, Oqood and title deed serve different purposes. Keep those documents together with the payment schedule and each receipt.
