Some Dubai community medians fell in August; others rose. In PalmObserver’s published analysis of DLD sales, Dubai Marina and Dubai Hills recorded lower median prices per square foot, while Creek Harbour and Downtown recorded higher ones. That gives buyers a starting point, but it does not price the particular home on your shortlist.
Our September market review covers the wider picture. Here, the question is narrower: what evidence would justify your offer in a specific community?
Change in median AED/sq ft versus July 2026. Each bar starts at zero; the scale runs from −5% to +5%.

Start with the building or cluster
For an apartment in Dubai Hills Estate, ask for recent sales in the same building before widening the search. For a villa, start with the same cluster, bedroom count and layout. An area label alone cannot account for a renovation, a larger plot or a position beside a busy road.
In Dubai Creek Harbour, put the view, floor and completion status beside the price. A ready apartment you can inspect and an off-plan unit with payments still due need separate comparisons. Ask what remains payable, when it is due and what competing homes will be available around handover.
Apply the same discipline in Downtown and Marina: compare the tower, usable space, service charges and condition. Before accepting a “below market” claim, ask which completed transactions establish that market price. A reduced asking price only tells you that the seller changed their expectations.
What about Emaar South and The Valley?
We have not established a comparable August transaction series for Emaar South or The Valley for this update, so neither receives a rising or falling label. A figure for the wider Dubai South district should not automatically become a valuation for an Emaar South townhouse.
For either community, request evidence for the exact phase and home type. Keep developer launches, off-plan resales and completed-home resales in separate groups. If there are too few comparable sales, widen the date range and say so. A thin sample deserves more investigation.

Turn a market signal into an offer
Build a short comparison sheet: the asking price, recent matched sales, work the home needs and your total cash requirement. Our Dubai buying-cost guide helps with the last part. A cheaper purchase price can still leave you with a larger initial bill.
Then test your timing. If you need a home soon, availability and move-in costs belong in the decision. If handover is years away, examine competing supply and the payment schedule. Our 2027 supply outlook explains the questions to ask.
Our view: use community data to choose where to investigate, then negotiate from evidence about the property itself. A percentage in a chart is useful context; it is not an automatic discount or a reason to rush.
Is the asking price on your shortlist justified?
Tell us the community, project, unit type and asking price in the enquiry form. Ask Seven Stones to review the available comparisons and explain where the evidence is strong or limited.
