Planning to use a mortgage for an off-plan home in Dubai? Ask one question early: when will the bank actually release the money? A pre-approval can indicate potential borrowing capacity without paying your next developer instalment.

Pre-approval and funding are different steps

The bank assesses your finances, the property and its own lending conditions. An initial approval may expire or require renewal. Final funding can depend on updated income checks, the property valuation, project eligibility and the stage of construction.

Ask the lender to explain these conditions against the exact unit you want, whether in Dubai Hills Estate or Dubai Creek Harbour. Then compare its funding timetable with the developer’s payment plan. Any gap needs a separate source of money.

What does the Emaar–ADCB arrangement cover?

In its 29 July 2026 announcement, ADCB described pre-approval of up to 50% of property value for eligible customers buying Emaar property. It starts with a 12-month validity period, renewable annually until handover, and supports handover payments.

That announcement does not mean every buyer receives 50%, or that the bank pays construction instalments as they fall due. Confirm current eligibility, terms and renewal requirements directly with the bank.

What should you ask before reserving?

  • Is this specific project and unit eligible?
  • Will funds be released during construction or at handover?
  • What must be renewed before final approval?
  • How will a lower valuation affect the cash I need?
  • Which fees, insurance costs and rate changes should I budget for?

Request a written illustration showing the loan amount, repayment period and payments after any introductory rate ends. Compare the total commitment, not just the opening monthly figure.

How much cash should stay available?

Allow for the deposit, developer instalments due before funding and transaction costs. Keep a reserve for a delay or a smaller final loan offer. A future salary increase or an expected rent is not cash already available.

If you qualify for Dubai’s First-Time Home Buyer Programme, compare the participating bank offer too. Programme eligibility and credit approval remain separate checks.

The useful outcome is a payment schedule you can fund at every stage, supported by current written terms from the lender.
