Dubai ready-home sales rise 25.4% in Q3: what changes for resale?

Ready-home transactions rose 25.4% in Q3 as off-plan registrations fell 9.3%. The change gives resale owners a useful reason to review their position, but it does not establish a price rise for every completed home.

Projectory’s 16 October analysis of Dubai Land Department records counted 9,378 ready-home sales in July–September, compared with 7,478 in April–June. Off-plan sales moved from 27,143 to 24,624.

Ready gained ground. Off-plan remained larger.

Ready homes accounted for 27.6% of transactions, up from 21.6%. Off-plan still represented the majority. The overall market recorded 34,002 home sales, down 1.8% from Q2, with registered value falling 15.3% to AED 67.42 billion.

This is a quarterly comparison, distinct from our weekly ready-home sales report. Projectory analysed home-sale registrations and excluded plots, whole residential assets and non-sale transactions. Its figures may change as records are updated.

For sellers: make the home easy to assess

A buyer considering a completed home can inspect the layout, condition and surroundings. Make that inspection useful. Have the size records, service-charge information, tenancy details and any documented alterations ready before serious viewings.

Price against completed sales of similar homes, then check what buyers can choose today. Our community price comparison is a starting point; the closest evidence usually needs to be more specific than the community average.

More transactions do not prove that sellers accepted discounts or that all owners are motivated to sell. If timing matters to you, tell your consultant the deadline and the cost of waiting. That gives a negotiation a practical basis without advertising urgency you have not agreed to disclose.

For buyers: compare the whole commitment

With a ready home, inspect before committing and establish when you can occupy or rent it. Set aside money for repairs or furnishing, and include the costs beyond the purchase price. A lower asking price can be less attractive once the work and carrying costs are included.

For off-plan, compare the payment schedule and contractual handover terms. Check the project and escrow-account details rather than treating a headline instalment split as the whole offer.

Put both options on the same page: cash required now, later payments, expected use, running costs and your ability to hold the property. The quarterly shift helps frame that comparison; it cannot decide which home fits your circumstances.

Do more ready-home transactions mean prices increased?

No. Transaction count measures how many homes sold. A price assessment needs comparable properties and evidence that accounts for differences in the homes sold.
