Dubai’s GDP falls 2.3%: what property sellers should check

Dubai’s real GDP fell 2.3% in the first half of 2026. For property owners, the useful response is a closer look at comparable sales and holding costs before changing an asking price.

Figures released on 18 October put Dubai’s inflation-adjusted economic output at about AED 473 billion for January–June, compared with AED 484 billion a year earlier. WAM reported the results from the Dubai Data and Statistics Establishment at Digital Dubai.

Two measures, different answers

Real-estate activity declined 2.5% at constant prices. At current prices, however, its value added rose 5.4%. Across the economy, GDP at current prices increased 0.2%.

MeasureReal changeCurrent prices
Dubai GDP−2.3%+0.2%
Real-estate activity−2.5%+5.4%

These figures measure economic output. They are not a house-price index, a rental yield or a count of completed property sales. The real-estate result therefore does not tell you that a particular apartment lost 2.5% of its market value.

Start with the building, then the asking price

If you are selling, ask for recent registered transactions in the same building or a closely comparable development. Check size, condition, floor, outlook and occupancy. An asking price on a competing listing shows what another owner wants; a completed transaction shows what a buyer paid.

Our guide to Dubai property prices by community explains why a citywide figure can be a poor comparison for an individual home. Read it alongside the recent ready-home sales report to separate the number of deals from their total value.

Agree a review point with your consultant. Use viewing feedback, credible offers and competing supply to decide whether the price or presentation needs attention. A reduction should have a reason you can explain, rather than simply match a negative headline.

Budget for a slower sale

Before buying or selling, work through a delayed-sale scenario. List the mortgage payments, service charges, maintenance and other costs you would still carry. Use a longer selling period than your preferred timetable and check whether the plan remains affordable.

For a purchase, include the full acquisition costs as well as the deposit. For an off-plan commitment, put the developer’s payment dates next to cash you can actually access. If borrowing forms part of that plan, check the questions in our off-plan mortgage guide with your lender.

A lower economic growth figure cannot supply your future resale price, borrowing approval or rental income. Build those assumptions from the property and your finances, and allow room for a less favourable outcome.

Does one negative half-year mean Dubai is in recession?

This release compares the first half with the same six months a year earlier. It does not establish two consecutive quarter-on-quarter contractions. The half-year comparison alone is not enough to make that judgement.

If you are reviewing an asking price, bring your property details to a Seven Stones consultant. Ask for the comparable transactions and carrying-cost assumptions behind the recommendation.
