A price below AED 1 million can be a useful starting point. It is not a complete budget. Before comparing off-plan studios or apartments in Dubai, decide whether your limit covers the property alone or everything needed to buy it.

What can you actually buy for your budget?

Ask for a dated offer for a specific available unit. It should show the building, floor, internal area, balcony area, parking, view, price and payment schedule. A launch price or an old advertisement does not confirm what is available today.

Compare like with like. A smaller studio with a low headline price may cost more per square foot than a larger alternative. A longer payment plan may also come with a different purchase price. Put those differences on one sheet before deciding which offer represents better value. Our Emaar community guide explains how to compare areas; it does not confirm stock under AED 1 million.

Leave room for the costs around the price

Build a second column for registration, any agreed agency or administration charges, financing costs and the money you will need around handover. Ask which charges are included in the offer and which remain payable separately.

Our Dubai buying-cost guide explains the main items. If AED 1 million is your total ceiling, your unit-price ceiling needs to leave room for these costs.

Can you meet the largest instalment?

A small booking payment can hide a much larger commitment later. Convert every percentage into dirhams and place it against its due date. Include payments that may overlap with your current rent or another loan.

Use the payment-plan guide to compare schedules. If the handover payment depends on a mortgage, check the off-plan mortgage requirements with the bank; do not treat future approval as certain.

What makes the home useful after handover?

Look at the layout, storage, transport, nearby services and likely running costs. Use established areas such as Dubai Hills Estate as a lifestyle comparison, not an assumed match for this budget. For a rental purchase, test your calculation with a lower rent, a vacant period and annual expenses. An advertised gross yield is not the money left after costs.

Finally, verify the developer, project registration and escrow account. The right shortlist should explain why each unit fits your budget and intended use. A low entry price on its own is not enough.
