One- and two-bedroom apartments by Emaar
Terra Heights is the first residential phase of Expo Living, the community developed through Emaar’s partnership with Dubai World Trade Centre. The project offers one- and two-bedroom apartments near Expo City.
If you are comparing homes here, start with the building and the apartment’s position. The same bedroom count can give you a different outlook, level of privacy and route to the shared facilities.
Price, payment and availability
What is the starting price? Emaar’s Terra Heights project page advertises apartments from AED 1.4 million, checked on 22 September 2026. This is an advertised entry price; request a dated quote for a specific available home.
Which payment plan applies? Ask for the current instalment schedule, reservation amount, handover balance and separately listed charges. Check the dates as well as the percentage split, especially if the final payment depends on financing.

Questions to ask before choosing
1. Which apartment types are offered?
One- and two-bedroom layouts. Compare the actual floor plans, including internal space, balcony area and storage, rather than choosing by bedroom count alone.
2. What will my apartment face?
Ask for the building, floor and unit position on the plan. Check the distance to neighbouring homes and the relationship to courtyard paths and facilities.
3. Are smart-home systems included?
Confirm the equipment in the agreed specification. A reference to smart design does not establish that automated lighting, climate control or other devices are included.
4. When can I move in?
Request the current expected handover date and the contractual completion terms for your chosen apartment. Match those with your lease, moving plans and payment dates.
5. What facilities are planned?
Emaar lists adult and children’s pools, play spaces, a gym, yoga deck, sports courts, a community lawn and barbecue areas. Confirm the intended opening schedule and resident access.
6. How practical is the journey?
Check the route from the selected building to work, the metro and everyday shopping. Include the walk to the station and the times you normally travel.
7. What should I allow for each year?
Request the available service-charge estimate and identify what it includes. Add utilities, maintenance and any financing costs to your ownership budget.
8. How should I assess a rental purchase?
Use comparable achieved rents and allow for costs and vacant periods. Expo proximity alone does not establish occupancy, a rental yield or a resale gain.
Compare the courtyard position

Emaar describes four mid-rise buildings arranged around two courtyards. Look at how your chosen apartment relates to those shared spaces: a courtyard outlook and an outward-facing home will offer different surroundings.
Use the numbered unit plan to assess privacy and proximity to facilities. A broad development rendering cannot show the precise outlook from every floor.
Look beyond the bedroom count

Read the floor plan around the furniture and routines you need to accommodate. Check the living-room shape, kitchen storage, wardrobe space and whether a desk fits without blocking circulation.
For a two-bedroom apartment, compare bedroom separation and bathroom access as well as total area. Confirm the balcony dimensions and the finishes listed in the agreed specification.
Expo Living
Expo Living is the wider Emaar and Dubai World Trade Centre community around Terra Heights. Its published plans combine homes, landscaped spaces and Dubai Expo Mall, with Expo City and Dubai Exhibition Centre nearby.
Separate the apartment’s delivery from the opening of the surrounding facilities. Ask which shops, routes and amenities are expected to be available when you move in, and which belong to later phases.
The community guide below gives a wider view of the area. Use it alongside the specific building plan and your daily travel needs, rather than assuming every part of the masterplan will be ready at the same time.
