On an apartment plan, trace the route from the entrance to the kitchen, bedrooms and balcony. Can you position a dining table and sofa without narrowing the walkway? Check where a desk would fit and whether guests need to pass through a private room to reach a bathroom.

For a townhouse, ask how the rooms are arranged between levels, where the entrance sits and what outdoor space belongs to the home. Request the unit’s area breakdown and specification alongside its purchase documents. A brochure layout is a starting point; the exact unit plan should guide your decision.

Check the view from your own home

The developer highlights balconies and terraces, with Creek, skyline and landscaped outlooks across its marketing. Those images do not establish the view from every home.

Ask for the building orientation, floor and position of the unit you are considering. Locate neighbouring buildings and planned plots on the masterplan, then check the outlook from the living room and bedrooms separately. Also consider how much direct sun reaches the outdoor space and where the air-conditioning equipment sits. A balcony you can furnish and use regularly may matter more to you than a wide view in a sales image.

Price is only part of the budget

Emaar’s project page advertised prices from AED 1.79 million when checked on 23 September 2026. Request a current, unit-specific quotation and confirm whether the available home is a developer sale or resale.

Put the reservation amount, payment instalments and final balance on one timeline. Ask for the contractual completion date and the estimate for recurring charges. Add the applicable buying costs and furnishing budget before deciding what you can commit. Payment terms from an older launch advert may not match today’s available unit.

Life around Silva

Emaar lists an infinity pool, children’s pool, barbecue and picnic areas, a gym, outdoor fitness and a playground. Its wider plan also names a community park, sports park, neighbourhood plaza, schools and promenade retail. Confirm what serves Silva directly, what is shared and what is still planned.

Visit the surrounding area at the times you expect to use it. Check the walk from the building entrance to everyday shops, parking access and your usual commute. If you are comparing another waterfront setting, include Rashid Yachts & Marina in your shortlist and use the same layout, journey and total-cost criteria.
