Dubai news · Announcement: 3 September 2026

Dubai Land Department’s new Initial Registration platform brings several developer processes into one connected system. For an off-plan buyer, the practical question is how to get a clear, traceable record of their own transaction.

What DLD announced

In its 3 September announcement, DLD described a platform linking project registration, property transactions and escrow account management. AI extracts information from identity documents and sales contracts to reduce repeated data entry.

Standard transactions that satisfy the applicable business rules can qualify for approval on submission. Missing information can be added while an application remains open. A Project 360 view brings together unit status, project records and escrow information for monitoring.

These are reported platform capabilities. The announcement does not specify a universal completion time or a fee reduction for every buyer. Read the official DLD announcement.

What should a buyer do next?

Seven Stones’ view: use the update as a reason to ask for a more precise transaction trail. A general assurance that a developer uses a new system is less useful than knowing what has happened to your unit, which document you should receive and who is responsible for the next step.

Keep the platform’s name separate from the documents in your purchase file. Our Oqood, SPA and title deed guide provides background for discussing those documents with your adviser.

Five questions to ask the developer

  1. What is the status of my specific transaction? Ask for the project and unit identifiers, the submission reference and an explanation of any outstanding step. Keep the answer with your reservation documents.
  2. What confirmation will I receive? Request the document’s name, the expected delivery method and the person to contact if it does not arrive. Ask whether the timing is confirmed or estimated.
  3. Does my information match across the file? Review names, identification details, unit numbers and the agreed price before submission. If something changes, ask how the correction will appear in the final record.
  4. How should I verify payment instructions? Ask the developer to identify the relevant account and explain its verification process. Resolve inconsistent payment instructions before transferring funds.
  5. Who handles an exception? Identify the team responsible for missing documents, rejected entries or an unresolved discrepancy. Request a written explanation of the next action and its owner.

Keep one clear purchase record

A simple folder can make follow-up easier: signed documents, dated payment instructions, receipts, registration references and important correspondence. Use filenames that identify the unit and date so that different versions do not become confused.

This is an organisational recommendation. It is not a claim that the platform creates new buyer obligations. For a transaction-specific legal question, have your documents reviewed by a qualified adviser.

Frequently asked questions

Does a faster platform make a property a better investment?

Our assessment should still cover the unit, agreed terms, payment commitments and your intended use. Processing speed alone is not a basis for forecasting rental income or resale value.

Can I stop following up after the developer submits?

We recommend keeping the agreed follow-up date and asking for the final confirmation relevant to your purchase. A submission reference is useful for tracking progress; ask the responsible party to explain what it confirms.
