Start with the phase and the plot

A villa’s position can matter as much as its bedroom count. On the cluster plan, find the road behind the plot, nearby shared spaces, pedestrian routes and the direction the garden faces. Ask what is planned beyond the boundary; a quiet edge today may look different as the community develops.

When checked on 23 September 2026, Emaar advertised Avena 2 from AED 4.37 million, compared with AED 4.36 million for Avena. These are project starting figures, not quotes for a particular available home. Request a dated offer and the applicable payment schedule.

Three facades, one practical decision

Three facade options give Avena 2 different exterior appearances. Choose with the plot and floor plan in front of you: confirm whether the available designs change the layout, window positions or usable outside space.

Check the garden dimensions after allowing for access, landscaping and any equipment areas. Think about where a dining table could sit in shade and how neighbouring windows face the plot. Ask which landscaping and boundary finishes are included in the specification, and budget separately for anything you would need to add.

Can the floor plan handle your day?

Try a weekday on the floor plan. Where do school bags, shoes and groceries go? Can someone work quietly while the family uses the living room? Check storage, laundry space, bathroom access and the route from parking to the kitchen.

Measure your furniture against the actual room dimensions. Confirm the villa’s built-up area and plot area separately, and match them to the purchase documents. For the budget, include applicable buying costs, furnishing, garden work and expected ongoing community charges.

Life beyond the garden gate

Emaar lists a pool deck, children’s playground, fitness centre, multipurpose room and outdoor cinema among Avena 2’s amenities. Ask which facilities serve this phase and when they are expected to open. The wider community’s attractions may involve a different walk or drive from the home you choose.

Test the school and work journeys at the times you will use them. Fixed travel-time claims cannot account for your destination, route or traffic. If completion timing is central to your decision, compare the trade-offs of off-plan and ready property and request the contractual handover terms before reserving.
