What does Farm Grove cost?
On 23 September 2026, Emaar’s English Farm Grove page advertised a starting price of AED 4.8 million; its Arabic page displayed AED 4.44 million. The difference makes a current, unit-specific quotation essential. Neither headline establishes the price or availability of the villa you want.
Request the exact payment schedule, completion terms and specification together. Set aside the applicable buying costs, furnishing and any garden or pool work. Ask for an estimate of recurring community charges and maintenance before settling on your total budget.

Four questions before choosing a villa
- Four bedrooms or five? Compare where the extra room sits and whether you need it for guests, work or everyday family use.
- Which plot? Check orientation, neighbouring windows, road position and usable garden depth.
- What is included? Separate the contracted finishes and landscaping from optional additions shown in images.
- What is documented? Match the villa number, area and completion terms across the purchase documents.
The garden is part of the decision
Emaar describes the option to design a garden or add a bespoke pool. Treat that as something to investigate for your chosen plot, rather than assuming a finished private pool comes with every villa.
Ask for the permitted work, approval process and relevant restrictions in writing. Leave space for access, equipment, drainage and planting as well as the area you will enjoy. A pool also brings cleaning, water, electricity and servicing costs. Compare that commitment with how often your household would use it.
Look past the show-home furniture
Open-plan rooms need a workable furniture layout. Mark the dining table, sofa, desks and storage on a scaled plan, leaving the routes between doors clear. Check where noise travels if someone is working while others use the living area.
Floor-to-ceiling glazing is part of the developer’s design. Ask about orientation, shading and privacy for the specific villa. Confirm which appliances, wardrobes and other fittings are included; an attractive interior image cannot replace the written specification.
A farming theme, with practical questions
The advertised amenities include farming allotments, a pet park, fitness and sports facilities, a yoga platform and children’s play space. If the allotments attract you, ask how access is allocated, who maintains them and what residents may grow. Confirm opening dates and any separate charges.
